Throughout Blocks 1-12 of this fully occupied residential Edwardian mansion block, we were appointed as the Principal Contractor to complete the fire improvement works to the riser cupboards to each floor of the common parts areas. This included the removal of the existing riser cupboard doors and high-level boxing/ductwork and associated doors, frames, wall structures and linings, to facilitate the fire stopping between each floor within the newly constructed riser cupboard enclosures. The new enclosures were constructed using 38x63mm studwork at 450mm centres, securely fixed to the existing structure. This was then clad using two layers of 12.5mm Gyproc Fireline board, neatly cut around the existing mechanical and electrical services, to leave gaps not exceeding 10mm. All joints were neatly sealed using Hilti CFS-FIL mastic and finished (on the common side area) with a skim coat of plaster before redecorations using Dulux Paint Systems. Following this, we installed new FD30 doors and frames to replace the previously removed doors, all of which were lined with hardwood edges. Each door was hung on 100mm CE marked fire rated hinges from Envirograf and were installed with Envirograf product 71 locks and door closures, Astroflame fire and smoke brush seals and “Fire door keep locked shut” signage, to construct a newly completed fire door set. With each block being fully occupied, the common part areas remained in continuous use throughout the construction phase of the project. To this end, segregation of our works through small barriers and the consistent removal of any dust/debris was critical to maintain the safety of the premises and to avoid any health and safety risks to the residents. The security of the site, coupled with safeguarding of the residents, was maintained through the appointment of a Non-working Project Manager and full-time Resident Liaison Officer, both of whom made certain that the safety of each resident was paramount, whilst ensuring that the residents were kept informed at all times on the status of the project.
