In June, we completed External Refurbishment Works at Cartwright Cunningham & Haselgrove & Co (CCH & Co.)’s (Woodford) offices, located at 13-13a, Broadway – and situated within the aptly named ‘Woodford Broadway Conservation Area’. This comprised of external fabric renewals to the Shop Front, Front Elevation and main flat roof areas, as well as to the existing chimney stack. We also removed existing roof lights and existing flashings to allow for the installation of new felt roof covering, mineral cap sheet and upstanding with code 4 lead cover flashings. Upon completion of our proposed schedule of on-site activities, external (painted) surfaces were then cleaned of any existing glazing. As conservation-led contractors, we are familiar with retaining and salvaging/repairing as many useful materials as possible when delivering works to properties with heritage assets. At ‘The Broadway’, we renewed 18LM of defective timber panelling and 1LM of defective timber cill. This also helped to reduce the overall carbon emissions for this project. When procuring the new timber roof light, we verified that our chosen supplier was fully compliant with Timber Decking Cladding Association’s (TDCA) and the Forest Stewardship Council (FSC) guidelines on responsible procurement. To facilitate our proposed schedule of Works, we supplied and installed scaffolding to the building’s Front Elevation, including handrails - carefully setting aside existing netting and clearing any debris from existing rainwater gutters and flat roof areas. To ensure that the practice remained secure throughout the entire duration of our Refurbishment Works, we installed lighting and alarms to the 1st lift (a possible access point). Throughout our appointment, we ensured that all conservation area restrictions were adhered to, such as maintaining the homogenous use of ‘limited palette of materials’ and ‘fine Architectural detail’ that are crucial aspects of the area’s uniformity-driven character and aesthetic. This also included making considerations/scheduling to facilitate passive measures, the homogenous use of materials across the estate, including mock half-timbering, render, brick and tile, tiled roofs and Edwardian detailing. We also ensured that each of the building’s existing Heritage Assets were protected from any additional damage (as a result of out works). For example, we utilised debris-netting to protect existing timber paneling from the possible impact of our roofing activities (Renewal of flaunching, sand/cement fillets – to brickwork over sailing course, and the renewal of all loose render identified during initial surveys.
